How To Write A College Student-Directed Property Description

When you advertise your apartments for rent to an audience of college students, you are looking for the best tenants to move in and fill your vacancies. You want the person that is living in your space to meet your expectations and requirements.

You need to find students willing to rent in your apartment community, because without the students, you will have no way of moving forward. But, college students are a picky bunch and can say no faster than you realize — so how can you convince students to rent from you and not your competitor down the street?

This is where you have to do some work; make sure when posting about your apartment online that you make it as rent worthy as possible. You want to write it in such a way that there is no way anyone will pass you up. Students want something they can visualize, so you want to make sure that your words stand out.

This article is meant to give you a little insight into writing desirable property descriptions in your online posts. Once you get that wave of students who want to rent from you, you know that you are doing something right. Here are just a few tips on how to make your apartment descriptions make your place seem like heaven on earth to college students.

1. Personalize it: Students like to know they are renting from a genuine human being. So when you are writing your listing you need to make sure that your words come from the heart. Don’t sound robotic when you are writing about your apartment units. Make sure potential renters know that your residents have good times in this apartment community, and so will they. Using terms like “cozy,” “classic,” “tasteful,” and “modern” of course with glowing pictures can bring you lots of recognition as well.

2. Headlines:  If you want to catch someone’s attention, having a catchy headline can gain a lot of eye traffic. You want to make sure that someone stops to at least read about your listing and then they can potentially choose to read on or not. You want to make sure people know exactly what you are offering and for how much. That is what will determine the final sale in someone. Make sure that you make your place sound like the best place.

3. Best Features: Simple and sweet. When you are writing about your listing, describe your best features first. If your units have modern, updated kitchens, speak about those first and make them shine. Then go down the list from there. Always choose the best wording to make your place shine, including words like “upscale,” “haven,” “perfect for entertaining,” and so on. Describing how you personally see your community makes sure that potential renters see it for how you see it.

4. Nearby Attractions: Students like to know what attractions surround your place, whether things are in walking distance or if you need to have a vehicle to get along. For someone like me with no car, I would need other means of transportation to be within walking distance of something, so that would be parameters when looking for a place. Other renters may need other specific things.

List the best local places around your community as well. If there is a good bar or coffee shop around, or if there is a nice park nearby, students want to know. Let the hidden treasures of your location shine through.

Getting students to rent from you proves a tough job. You may need to polish up your listing every now and then to attract the appropriate audience. In the end, you will find residents that will love your place and treat your place with the respect and love that it deserves.
